Your Roof Has More Miles on It Than You'd Like

Most homeowners don't think much about their roof until something goes wrong a water stain on the ceiling, a shingle in the yard after a storm, or the creeping awareness that the roof has simply been up there for a long time. If you're starting to wonder whether it's time, you're probably right to wonder.

Roofs in Central Pennsylvania take a beating. Freeze-thaw cycles, heavy snow loads, summer storms pushing up along Interstate 99, Route 220, and the Susquehanna Valley. All of the stress adds up. The average asphalt shingle roof has a lifespan of 20 to 30 years, and when it starts to go, it rarely announces itself loudly. More often it's small things: granules in the gutters, a little extra daylight in the attic, a flashing that's no longer quite tight.

What most homeowners want at this stage isn't a hard sell. They want a straight answer from someone who actually knows what they're looking at and a clear sense of what their options are.

A Contractor Small Enough to Care, Large Enough to Deliver

Double L Roofing is a locally owned crew based in Howard, PA. When you hire us, the people who show up are our people, not subcontractors pulled off another job. We do the work ourselves, we stand behind it, and we're not chasing volume at the expense of the homeowner in front of us.

We offer two residential roofing systems: Owens Corning Duration architectural shingles and metal roofing. Both are installed by the same crews, to the same standard. We'll walk you through the differences honestly, and what makes sense for your house and your budget. If your roof doesn't need to come off yet, we'll tell you that too.

Every residential replacement we do is a full tear-off. We don't layer new shingles over old ones. We remove what's there, inspect the decking underneath, and start from a clean surface. When the job is done, we run a magnet sweep across the yard and haul everything away. The goal is to leave your property the way we found it — minus the failing roof.

The roof is the one part of your house you can't ignore. It's worth doing once, and doing it right.

What to Expect When You Work With Us

Step 01

Free Inspection & Honest Assessment

We start with a free roof inspection without the need for a commitment. No pressure involved. We document what's part of the job and give you a plain-English summary of what we found. If you need a replacement, we'll tell you why. If you don't, we'll tell you that instead.

Step 02

Material Selection & Written Estimate

We'll walk you through your options: Duration shingles in the color that fits your home, or metal roofing if that's a better fit for your situation. You'll get a written estimate that covers everything: tear-off, materials, installation, and cleanup. No line-item surprises at the end.

Step 03

Installation, Cleanup & Final Walkthrough

Our crew handles the full tear-off, installs your new roof to manufacturer specs, and runs a magnet sweep across the yard before we leave. When we pull out of the driveway, the job is done.

Questions Homeowners Usually Ask

How long does a roof installation take?

Most residential roof replacements take one to three days, depending on the size of the roof and the complexity of the layout. Things like steep pitch, multiple valleys, or dormers can add time. We'll give you a realistic timeline before we start so you can plan accordingly.

Will you need to tear off the old roof?

Yes. Every shingle replacement we do is a full tear-off. We remove the existing shingles down to the decking before installing anything new. Layering new shingles over old ones is a shortcut that shortens the life of the new roof and can hide problems underneath. We don't do it.

What happens if you find damaged decking?

Sometimes, the tear-off reveals soft spots, rot, or water damage in the sheathing underneath. If we find it, we'll stop and show you before proceeding. Decking repairs are billed separately at cost. We don't pad the number, and we won't cover up a problem we've already found.

How much does a new residential roof cost?

Roofing costs vary too much by job for us to quote a number here, honestly. Factors include the size of the roof, pitch, number of layers coming off, material choice, and any decking repairs that come up along the way. The most useful thing we can do is give you a free inspection and a written estimate. That way, you have a real number for your actual house, not a ballpark that may not apply.
